Disabled-veteran property tax relief in Vermont
Vermont exempts at least $10,000 of value for veterans rated 50% or more, and towns can raise it up to $40,000. Property taxes are part of your VA mortgage payment, so this benefit directly lowers what you pay each month and can increase what you qualify for. Rules and amounts change — confirm current details with your Vermont county tax office or appraisal district.
VA residual income required in Vermont
VA requires a minimum amount of money left over each month after your housing payment, debts and taxes. For loans of $80,000 or more in the Northeast region:
| Family size | 1 | 2 | 3 | 4 | 5 |
|---|---|---|---|---|---|
| Minimum residual | $450 | $755 | $909 | $1,025 | $1,062 |
Add $80 for each family member beyond five. Meeting residual income by 20% or more can offset a debt-to-income ratio above 41%.
How a VA Cash-Out Refinance works
Type I cash-out refinances a loan into VA without increasing the balance beyond the payoff — the classic example is moving from an FHA loan to a VA loan to drop FHA’s monthly mortgage insurance. Type II means the new loan is larger than the payoff, so you receive cash or pay off other debts. Both are VA cash-out loans with the same funding fee and appraisal rules.
