A home equity line of credit (HELOC) leaves your VA loan alone and adds a separate line you can draw from as needed. For many veterans with low-rate loans, it is the cheaper way to reach equity.

A HELOC sits behind your VA loan. Your low rate stays put on your main balance, and you open a line of credit you draw from only when you need it.
Cash-out refinance: new rate on everything, lump sum, fixed. HELOC: keep your rate, borrow as needed, usually variable.

Rule of thumb: the lower your current VA rate and the smaller the amount you need, the more a HELOC makes sense. If your rate is similar to today’s, or you need a large amount at a fixed rate, look at a VA cash-out or a closed-end second.

- Variable rates can rise, raising your payment.
- The payment typically jumps when the draw period ends and repayment begins.
- Your home secures the line — borrowing for short-lived expenses is risky.
- Ask about early-closure fees and minimum draws.

Yes. A HELOC is a separate second lien that sits behind your VA loan, so you keep your VA loan and its rate.
Is a HELOC better than a VA cash-out refinance?
Often, if your VA rate is well below current rates and you need a moderate amount. A VA cash-out can be better if you need a large fixed-rate amount or your current rate isn’t low.
How much can I borrow with a HELOC?
