Your Certificate of Eligibility (COE) shows your exact entitlement, and Shirley’s team can pull it for you. Entitlement is restored when a VA loan is paid off and the home is sold, or once if you pay it off and keep the home. Lost entitlement may be partly restored if the debt to VA was repaid. Income and credit still apply. Estimate only.

How remaining entitlement works
With full entitlement, there’s no VA loan limit. If part of your entitlement is still tied to another VA loan, VA uses your county’s loan limit to figure what’s left: 25% of the county limit, minus the entitlement on your current loan. Four times that amount is the most you can usually borrow with $0 down. Above it, you’d put down 25% of the difference, still far less than the usual 20%.
Entitlement is restored when a VA loan is paid off and the home is sold, or once if you pay it off and keep the home. Restored or not, any VA loan after your first uses the subsequent-use funding fee unless you’re exempt. Can I have two VA loans at once?
Yes, if you have remaining entitlement. Your remaining entitlement is 25% of the county loan limit minus the entitlement used on your current VA loan, and it can let you buy again with little or no money down.
How do I restore my VA entitlement?
Sell the home and pay off the VA loan, or use VA’s one-time restoration if you’ve paid off the loan and kept the home. A veteran buyer who assumes your loan and substitutes their entitlement also restores yours.
Is there a VA loan limit in 2026?
Not with full entitlement. Limits only apply with partial entitlement, using the 2026 county limit: $832,750 in most counties and up to $1,249,125 in high-cost areas.
