What is a Texas Vet loan?
Since 1983, the Texas Veterans Land Board (VLB) has run the Veterans Housing Assistance Program, known as the Texas Vet loan. It is a state program that offers eligible Texas veterans and military members a fixed-rate home loan at a rate the VLB sets each week. The program is self-funded through bonds, with no taxpayer money.
You don’t apply to the state directly. You apply with a participating lender, and the Texas Vet loan is paired with a VA loan (or FHA or conventional), so you keep VA benefits like $0 down and no monthly mortgage insurance.
Texas Vet loan or regular VA loan?
The Texas Vet rate is set by the state, not the market, so in some weeks it is below regular VA rates and in other weeks it is above them. Veterans with a 30% or higher disability rating get 0.50% off, which often makes it worth a look. I price both side by side for you, so you can pick the one that actually costs less.

Who is eligible?
You must be at least 18 and a legal Texas resident on the date you apply, and meet one of these:
- Active duty military member
- Member of the Texas National Guard
- Reserve component member with 20 qualifying years for retirement
- Veteran with at least 90 days of active duty (sooner if discharged for a service-connected disability) and an honorable, general or medical discharge

You’ll also need the VLB’s certificate of eligibility. I can help you get it as part of your application.
Home and occupancy rules
- The home must be your primary residence in Texas, and you must move in within 60 days of closing.
- You must keep it as your primary residence for at least three years.
- Single-family homes (attached or detached), townhomes and condos qualify. Duplexes and other multi-family homes must be at least five years old at closing.
- New construction must meet local, state and federal building standards.
- The VLB does not refinance existing loans, and the program can’t be used as down payment assistance.
Once you pay off a VLB home loan, you can use the program again. You can also have a VLB land loan and a VLB home loan at the same time.
APR example
APRs are calculated on a $300,000, 30-year fixed-rate purchase loan with a 1% origination fee, a 1% VLB participation fee and $1,590 in lender fees ($7,590 total), and no VA funding fee. At 6.90% the monthly principal and interest payment is $1,975.80; at 6.40% it is $1,876.52. Payments do not include taxes and insurance, so your actual payment will be higher. Texas Vet rates are set weekly by the Texas Veterans Land Board and depend on the date you lock. Your rate, APR and fees depend on your credit, loan amount and the property. All loans are subject to credit approval; occupancy restrictions apply. Rates and terms can change without notice.
Texas Vet loan FAQ
What is the Texas Vet loan rate this week?
The Texas Veterans Land Board’s home loan base rate is 6.90% (7.154% APR), effective October 23, 2026. Veterans with a VA service-connected disability rating of 30% or more get 0.50% off, for 6.40% (6.647% APR). This page updates automatically when the VLB changes its rate.
How often do Texas Vet rates change?
The VLB can adjust its base rate on the first business day of each week. Your rate is set when you lock, so the rate that applies is the one in effect on your lock date.
Can I use a Texas Vet loan with my VA loan?
Yes. The Texas Vet loan is made through a participating lender and can be paired with a VA loan, so you can still buy with $0 down. It can also be paired with FHA or conventional financing.
Is the Texas Vet rate always better than a regular VA loan?
No. Depending on the week, a regular VA loan can come in lower once rates and fees are compared side by side. Shirley prices both so you can see which one actually costs less.
Can I refinance with a Texas Vet loan?
No. The VLB does not refinance existing loans, and the program can’t be used as down payment assistance. It is for buying a home you will live in.
How much can I borrow?
Up to $832,750 through the VLB program, on a 15, 20, 25 or 30-year fixed-rate loan. Your actual amount depends on your income, credit and the home.
