Three ways your rating helps you buy a home
- No VA funding fee. Veterans receiving disability compensation are exempt. That’s typically thousands of dollars that would otherwise be added to your loan.
- Tax-free income that counts. Lenders count your compensation as income when you qualify. Because it isn’t taxed, it covers more of your mortgage payment than the same amount of paycheck income.
- Lower property taxes. Most states reduce property taxes for disabled veterans based on rating, and some remove them entirely at 100%. Find your state’s rules in the VA loans by state guides.
How VA combines ratings
VA uses a “whole person” method instead of adding ratings together. It starts with your highest rating, then applies each next rating to the part of you that isn’t already rated.
Take 50%, 30% and 10%. The 50% leaves 50% unrated. The 30% applies to that 50%, adding 15% for a total of 65%. The 10% applies to the remaining 35%, adding 3.5% for a total of 68.5%. VA rounds to the nearest 10, so the combined rating is 70%.
VA disability and home loan questions
How does VA calculate a combined disability rating?
VA doesn’t add ratings together. It applies each rating, highest first, to the part of you that isn’t already rated. For example, 50% and 30% and 10% combine to 68.5%, which VA rounds to 70%, not 90%.
Do I pay the VA funding fee if I have a disability rating?
No. Veterans who receive VA compensation for a service-connected disability don’t pay the VA funding fee. On a $400,000 first-use loan that’s $8,600 saved. If your rating is awarded after closing and is effective before it, you may be able to get a refund.
Does VA disability compensation count as income for a mortgage?
Yes. Lenders count VA disability compensation as income, and because it isn’t taxed, it goes further than the same amount of taxable pay. You’ll need your VA award letter.
Do disabled veterans get a property tax break?
Most states offer one, and the amount usually depends on your rating. In some states, including Texas and Florida, veterans with a 100% rating pay no property tax on their home. Lower property taxes also lower your monthly mortgage payment.
What are the 2026 VA disability rates?
The 2026 rates took effect December 1, 2025. A veteran with no dependents receives $180.42 a month at 10%, $1,808.45 at 70% and $3,938.58 at 100%. Dependents increase the amount from 30% and up.
