How title insurance works in Texas
The Texas Department of Insurance sets the premium for every title policy in the state. Rates dropped 6.2% for closings on or after March 1, 2026. You pay the premium once, at closing.
- Owner’s policy protects you as the owner for as long as you own the home. In Texas the seller usually pays for it, but that’s set in the sales contract.
- Lender’s policy protects the lender. When it’s issued at the same time as the owner’s policy, it costs just $100, plus the premium on any amount the loan exceeds the price.
- Endorsements add specific coverage the lender requires, like restrictions and minerals, tax deletion and environmental liens.
The Texas refinance discount
When you refinance, you need a new lender’s policy, but Texas gives you a credit for the policy on the loan you’re paying off. The credit is 50% if your current loan is 4 years old or less and 25% if it’s more than 4 but under 8 years old. It’s figured on the premium for the lower of your payoff balance or the original loan amount, and the new premium can’t drop below the state minimum. Your owner’s policy stays in force, so you don’t buy a new one.

Is there a title insurance discount when I refinance in Texas?
Yes. If your current loan is 4 years old or less, you get a 50% credit on the premium for the lower of your payoff balance or original loan amount. Between 4 and 8 years, the credit is 25%. After 8 years there’s no credit.
